At BJBF Heights, our design philosophy is driven by the idea that affordable housing should never feel compromised. The project is planned to achieve a strong balance between efficiency, livability, developer viability, and human-centric urban design.
We optimized nearly 98% of the permissible Floor Space Index (FSI) to maximize the project potential while ensuring better financial feasibility and higher unit efficiency for the developer. Instead of treating density as a limitation, we used it as a design tool to create a more organized, functional, and economically sustainable housing environment.
The planning approach focuses on:
* Premium-quality living at affordable pricing
* Maximum utilization of usable carpet area
* Efficient circulation and minimum dead spaces
* Natural light and cross ventilation within units
* Dedicated green pockets integrated inside the tower environment
* Balanced relationship between built mass and open spaces
